CARRIAGE HILL 7-9 HOME ASSOCIATION, INC. ANNUAL MEETING NOTICE
The 2025 Annual Meeting of Carriage Hill 7-9 Home Association, Inc. is scheduled for Tuesday, April 15th at Northland Neighborhood, Inc. (NNI) located at 5340 NE Chouteau Trafficway, Kansas City, MO 64119. The meeting will begin at 6:00 p.m.
The 2025-2026 Budget will be approved at the meeting.
Your attendance at the Annual Meeting is critical to the success on our home association. If you are unable to attend, please complete a proxy form and drop off at a board members’ home prior to the meeting. If you need a Proxy Form, let me know and I will email one to you.
We will have elections for board members and we will be voting on changes to the bylaws as follows:
1. Shall Articles be Amended to state the board consists of nine (9) Board Members?
2. Shall Articles be Amended to state that Amended Bylaws must show last date updated and be recorded in Clay County Missouri once they are voted in at the Annual Meeting?
Two Covenant Restrictions have been approved by the board to move forward for signatures from homeowners. They are:
1) Prohibiting Short Term Rentals
2) Reducing the percentage to approve changes to Covenants from 75% to 66.66%.
We will have two notary publics available to notarize signatures for these two covenant changes. We need signatures from 75% of all homeowners to approve the changes.
The proposed Covenant Restriction changes are as follows:
Article VII
RESTRICTIONS
Section 2. Use of Land. None of the lots in the Carriage Hill Seventh Replat, the Carriage Hill Eighth Plat, and the Carriage Hill Ninth Plat hereby restricted may be improved, used, or occupied for other than private residences, and no flat or apartment house, although intended for residence purposes, may be erected thereon. Any residence erected or maintained on any of the lots in Carriage Hill hereby restricted shall be designated for occupancy by a single family. No business outbuilding shall be erected, nor business of any nature conducted on the land herein described, nor shall anything be done thereon which may be or become a nuisance to the neighborhood. Prohibition of Short-Term Rentals: No Lot or portion thereof shall be used for the purpose of renting or leasing for periods of less than 31 days. Short-term rentals, including but not limited to those facilitated by platforms such as Airbnb, Vrbo, or similar services, are expressly prohibited.
Article V
GENERAL PROVISIONS
Section 3. Amendment. The covenants and restrictions of this Declaration shall run with and bind the land, for a term of twenty (20) years from the date this Declaration is recorded, after which time they shall be automatically extended for successive periods of ten (10) years. This Declaration may be amended by an instrument signed by not less than two thirds (66.66%) of the lot owners. Any amendment must be recorded.
